What does dual agency look like?

If I find a home that I would like to see, should I go direct to the listing agent for an appointment to see the home?

Once you see a home on the internet, advertised in the paper, or you see a sign in a yard DO NOT CALL, Call your Buyers Only Broker, for only they can honestly represent you in the transaction. The advertising broker IN FACT WORKS FOR THE SELLER, and is legally obligated to do everything in the seller's best interest.

 

Is a Buyers Exclusive Broker limited in what homes he/she can show me?

Absolutely not. They have the entire MLS they can show you plus For Sale By Owners, and Foreclosures. Sometimes even homes that aren’t on the market.

 

How do I know how much I can afford to pay for a home?

We will walk you through the Pre-qualifying Process and help you find the best possible rates available. Then the fun begins…finding the home that is just right for you.

 

When I find my home what should I offer?

The amount that you offer is your decision, we will be there to help you make a wise one. Unlike a seller’s agent or a dual agent we as Exclusive Buyers Agents can suggest a fair price to offer. We will do the research of comparable houses that have sold recently and this information will be available to you to help you make this very important wise decision.

 

I would like to invest in a fixer and flipping it as soon as possible. Can you find these properties?

Yes, We have the ability and knowledge to search for these fixers or rehabs. We will also help you find short term financing that would be ideal for you.

 

Should I have a home inspection even if the house looks in good shape?

Absolutely, we always recommend having a home inspection. A trained inspector can see defects that our untrained eyes won’t see. This might be the largest purchase of your lifetime and you do not need any unforeseen headaches.

 

Would you recommend signing a representation agreement with a Buyers Agent?

Since we are Exclusive Buyers Agents, yes we definitely recommend it. When a client signs an agreement, whether it is a sellers or buyers agreement it creates a fiduciary responsibility with the agent. It also shows trust between the clients and the agent.

 

How long a time frame does this Buyers Representation last?

Normally it would be for three to six months, but that is negotiable. It mainly depends on what you are comfortable with.

 

You say you never take seller listings, I don’t understand why, since all other Real Estate companies do. Aren’t you losing money?

You are right, we probably do lose money by not taking seller listings. We believe that dual agency is not completely being honest to the buyer and they have been under represented for too long. We predict within 10 years the Real Estate business will have agents representing sellers only, and agents representing buyers only. We like to think we are the pioneers in the Real Estate business. We represent the buyer with 100% of our ability and we know when they or a friend need to buy a home, we will get the call to represent them. This will in the long term make up for the lost revenue we are losing now.

 

OK, you have me convinced. Now how much is this going to cost me?

As Exclusive Buyer Agents we will save you money. We will provide you with all of our ability and we will pledge 100% loyalty and honesty to you and it won’t cost you an extra cent. The real estate commission is a disbursement from the settlement funds with the expense being assigned to the seller. BUT, who brings THE MONEY TO THE TABLE? So I ask you, in reality who pays the real estate commission? It is charged to the seller but it is your money.
